I am a licensed Florida real estate sales associate with Dalton Wade, Inc., serving buyers, sellers and renters across Polk County — Winter Haven, Davenport, Haines City, Lakeland and the communities in between.

Most of my work is with first-time buyers, and specifically with renters who have been told they are not ready. That conversation used to frustrate me. Someone would come in wanting to own, a lender would say the credit is not there, and nobody would explain which part was not there or what would move it. They would go back to renting for another two years with no plan at all.

So I built one. Credit Blueprint is the free credit-education app and workbook I now hand to anyone in that position. It shows you where you stand in mortgage terms, tells you which of the four underwriting tests you are actually failing, and gives you an ordered list of moves for the next ninety days. It is education, not credit repair — I do not dispute anything on anyone’s behalf and I never promise a number.

The reason I give it away is straightforward. Someone who understands their own credit file makes better decisions, arrives at a lender prepared, and does not end up in a house they cannot comfortably afford. That is a better outcome for them, and it happens to be a better business for me too.

How I work

• Straight answers, including the unwelcome ones. If you are eighteen months out, I will tell you that rather than walk you into a declined application.
• Price range from your comfort, not your ceiling. Being approved for a number is not the same as that payment being a good idea.
• Insurance and flood zones early. In Florida these can change what you can afford more than the interest rate does, so we look at them before you fall in love with a house.
• Assistance programs taken seriously. I will push your lender on which down payment assistance programs they are actually approved to originate, because it varies and it matters.
• No pressure to use me. The tools are free and they stay free whether or not you ever hire me as your agent.
